Terms and Conditions
Welcome to our exclusive Luxury villa in Vilamoura. Our aim is to provide every guest with an exceptional experience of comfort, privacy, and relaxation. To maintain the highest standards of quality and safety, we kindly ask that all guests read and accept the following Terms & Conditions.
1. Maximum Occupancy
The villa is licensed to accommodate a maximum of 8 guests.
For safety, comfort, and legal compliance:
- Only guests included in the reservation are permitted to stay at the property.
- Additional visitors are not allowed without prior written approval from the property management.
- Parties, events, celebrations, or gatherings involving non-registered guests are strictly prohibited unless expressly authorized.
Failure to comply with this policy may result in the immediate termination of the stay without refund.
2. Check-in & Check-out
- Check-in: From 4:00 PM
- Check-out: By 10:00 AM
We will do our best to accommodate early check-in or late check-out requests, subject to availability and possible additional charges.
3. Security Deposit
A security deposit may be required prior to arrival.
The deposit will be fully refunded following a satisfactory inspection of the property, provided no damage, loss, excessive cleaning requirements, or breaches of these Terms & Conditions are identified.
4. Heated Swimming Pool
To enhance guest comfort throughout the year, the swimming pool may be heated upon request.
- Pool heating is not included in the rental rate.
- An additional fee of €50 per day or €350 per week applies.
- Requests must be made at least 72 hours prior to arrival.
- Water temperature may vary depending on weather conditions.
No refunds will be granted due to weather conditions or natural limitations affecting pool temperature.
5. Jacuzzi Use
The jacuzzi is available upon request and activation by the property management.
- Use of the jacuzzi is subject to an additional fee €150 per week.
- Guests are expected to use the facility responsibly and in accordance with the provided instructions.
- Children must be supervised by an adult at all times while using the jacuzzi.
For hygiene and maintenance reasons, oils, bath salts, or unauthorized products must not be used in the jacuzzi.
- Heated Swimming Pool: €350 per week
- Jacuzzi Access: €150 per week
- Premium Package (Heated Pool & Jacuzzi): €450 per week
To ensure availability and optimal preparation, these services must be requested before arrival. Additional charges apply and will be added to the reservation.
6. Respect for Privacy and Neighbours
The villa is located in an exclusive residential area.
Guests are kindly requested to:
- Respect the privacy and tranquillity of neighbouring properties.
- Keep noise to a reasonable level at all times, particularly between 10:00 PM and 8:00 AM.
- Use music and entertainment systems responsibly.
Management reserves the right to intervene in cases of excessive disturbance or justified complaints.
7. Care of the Property
The villa has been carefully designed and furnished to a high standard.
Guests agree to:
- Treat all furniture, fixtures, appliances, and amenities with care.
- Report any damage or maintenance issues immediately.
- Leave the property in a reasonable condition upon departure.
Guests will be held responsible for the cost of repairing or replacing damaged items and for any extraordinary cleaning required.
8. Security and Personal Belongings
Use of the swimming pool, jacuzzi, gardens, terraces, and all outdoor facilities is entirely at the guests’ own risk.
- Children must be supervised by a responsible adult at all times.
- Glassware and glass bottles are not permitted in or around the pool area.
- The owner and management shall not be liable for accidents or injuries resulting from the use of these facilities.
9. Swimming Pool and Outdoor Areas
Use of the swimming pool, jacuzzi, gardens, terraces, and all outdoor facilities is entirely at the guests’ own risk.
- Children must be supervised by a responsible adult at all times.
- Glassware and glass bottles are not permitted in or around the pool area.
- The owner and management shall not be liable for accidents or injuries resulting from the use of these facilities.
10. Non-Smoking Policy
Smoking is strictly prohibited inside the villa.
Guests may smoke in designated outdoor areas and are requested to dispose of cigarette waste responsibly.
Additional cleaning fees may apply if this policy is breached.
11. Pets
Pets are not permitted unless prior written approval has been granted by the property management.
12. Cancellation Policy
The applicable cancellation policy will be the one stated on the booking platform used or as specified in the direct rental agreement.
13. Right to Terminate Stay
Management reserves the right to terminate a booking immediately, without refund, in the event of:
- Exceeding the maximum occupancy.
- Unauthorized parties or events.
- Illegal, disruptive, or inappropriate behaviour.
- Damage to the property.
- Violation of these Terms & Conditions.
14. Acceptance of Terms
By confirming a reservation and accessing the property, the lead guest acknowledges and agrees, on behalf of all members of the booking party, to comply fully with these Terms & Conditions.
15. Lost keys, gate remotes or other access devices will incur replacement and call-out charges.
16. Minimum Age Requirement
The lead guest responsible for the reservation must be at least 30 years of age and must remain at the property for the entire duration of the stay.
Management reserves the right to request a valid government-issued photo identification prior to check-in.
17. CCTV Surveillance
For security and property protection purposes, CCTV cameras may be installed exclusively in exterior areas, including entrances, access points and the property’s perimeter.
No cameras are installed inside the villa or in any private guest areas.
Any attempt to tamper with, obstruct or disable security equipment is strictly prohibited.
18. Water and Energy Consumption
Reasonable consumption of water, electricity, air conditioning and other utilities is included in the rental price.
However, excessive, abusive or clearly abnormal consumption may result in additional charges, which will be reasonably justified.
Guests are kindly requested to use all resources responsibly.
19. Keys and Access Devices
Guests are responsible for all keys, gate remotes and access devices provided during their stay.
Loss, damage or replacement of such items may result in additional charges, including emergency call-out fees and lock replacement costs where necessary.
20. Access to the Property for Maintenance
Management reserves the right to access the property during the stay when necessary for emergency repairs, essential maintenance, safety inspections or urgent situations.
Whenever possible, reasonable notice will be given to guests in advance.
21. Force Majeure
The Owner shall not be held liable for interruptions, limitations or the unavailability of services or facilities caused by circumstances beyond reasonable control, including but not limited to:
- Power outages;
- Water supply interruptions;
- Internet or telecommunications failures;
- Adverse weather conditions;
- Fire, flooding or natural disasters;
- Strikes;
- Government actions or other force majeure events.
Such circumstances shall not entitle guests to compensation, refunds or damages.
22. Wi-Fi Internet Service
Complimentary Wi-Fi is provided for guests’ convenience.
While every effort is made to ensure service availability, the Owner cannot guarantee uninterrupted access, connection speed or compatibility and shall not be held responsible for service interruptions.
23. Commercial Use, Events and Gatherings
The villa is intended exclusively for holiday accommodation purposes.
Hen parties, stag parties, private parties, celebrations, events, group gatherings, commercial activities, professional photography, filming or promotional productions are not permitted without prior written approval from Management.
This restriction includes, but is not limited to:
- Professional photo shoots;
- Video productions;
- Commercial social media content creation;
- Advertising campaigns;
- Promotional events;
- Television or film productions;
- Private parties and celebrations;
- Stag and hen parties;
- Group events and gatherings.
Any such activity must be communicated in advance and approved in writing by Management.
Unauthorised events, parties or commercial activities may result in the immediate termination of the stay without refund.
24. Municipal Tourist Tax
Where applicable, any municipal tourist tax not collected by the booking platform must be paid by guests prior to check-in, in accordance with the regulations of the Municipality of Loulé.
25. Governing Law and Jurisdiction
These Terms & Conditions shall be governed by and construed in accordance with the laws of Portugal.
Any dispute arising from the use of the property or the interpretation of these Terms & Conditions shall be subject to the exclusive jurisdiction of the Portuguese Courts.
Important Notice:
- Maximum occupancy: 8 guests.
- No unauthorised parties, events or additional guests are permitted.
- Pool heating and jacuzzi use are available at an additional charge and must be requested in advance.
- Failure to comply with these Terms & Conditions may result in immediate termination of the stay without refund.
